Using a Realtor or an Attorney
If you are using a Realtor
- Always review your sales contract and understand it.
- Review your agreement with your Realtor and understand it.
- Ask for a termite inspection.
- Get a mechanical and physical inspection of the property including HVAC systems.
- Go over the report and double check the items listed.
- Try all mechanical appliances, electrical outlets and plumbing to confirm they function properly.
- Allow enough time to do your due diligence.
- Always have a Title Company provide title insurance.
- Use an Escrow agent to handle the closing/settlement.
- Review the Title commitment that will list items not covered or that need to be corrected prior to closing.
- Walk the property before closing to make sure everything agreed to, has been done.
- Understand the need and requirements for Casualty, Windstorm and Flood Insurance.
- Review the deed to make sure every item is covered in the transfer of ownership.
- Review the settlement document before signed.
- If there is a mortgage, review and understand all information including borrowed amount, interest rate, payout schedule and reasons for default.
If you are not using a Realtor
- Consider hiring an Attorney familiar with Real Estate Transactions.
- Review your agreement with your attorney and understand what services they are providing.
